Part A — Website terms of use
A1. Information here is not a quotation
Service descriptions, example projects and any indicative prices on this site are a general guide given in good faith. They are not an offer and not a quotation, and nothing on this website forms a contract. Only a written quotation issued for your specific job is binding.
A2. Accuracy and availability
We take reasonable care to keep this site accurate and current, but we do not warrant that it is complete or error-free. We may change or withdraw content at any time and do not guarantee uninterrupted availability.
A3. Intellectual property
The text, photographs and layout of this site belong to us or are used with permission. You may view and print pages for your own use. You may not republish them commercially without our written consent.
A4. Links to other websites
Where we link elsewhere it is for information only. We have no control over those sites and take no responsibility for their content.
A5. Privacy and cookies
See our Privacy Policy and Cookies Policy.
Part B — Terms for work we carry out
B1. Quotations and estimates
Where we can price a job precisely we issue a fixed quotation, and that is the price you pay unless the scope changes. Where the work cannot be fully assessed in advance we may give an estimate, which is our considered view of the likely cost rather than a fixed price.
Quotations and estimates are valid for 30 days unless stated otherwise, and assume normal working hours and reasonable access.
B2. If extra work is found
Older properties in particular can hide problems — damage under a floor, rot behind a panel, a pipe or cable where none was expected. If we find work that was not in the quotation, we stop, tell you what we have found, and give you a revised price. We do not continue until you have approved it. You are free to decline, in which case you pay only for the work already done.
B3. Your right to cancel
Where we agree a job at your home, by telephone or by email, you normally have a statutory right to cancel within 14 days under the Consumer Contracts Regulations 2013, without giving a reason.
If you want work to start within those 14 days, we will ask you to confirm that request in writing. If you then cancel, you pay a proportionate amount for the work already carried out. Once the work is fully completed at your request, the cancellation right no longer applies. We will give you full written cancellation information, including a cancellation form, when the job is agreed.
B4. Access, appointments and missed visits
Please make sure we can get to the work area, and clear personal belongings from it beforehand. Where furniture or belongings have to be moved by us, that time is chargeable and we cannot accept responsibility for damage to items left in place.
If we arrive and cannot get access, we may charge a reasonable amount for the wasted visit. We will always tell you what that would be before it applies. Arrival times are estimates; we will let you know as early as we can if we are delayed.
B5. Keys and alarms
If you ask us to hold a key so work can go ahead in your absence, we will confirm the arrangement in writing, keep the key secure and return it when the work is finished. Please give us any alarm code needed and tell us about pets, vulnerable occupants or anything else we should know before entering.
B6. Photographs
We photograph work before, during and after as a record of the job and its condition. These are kept privately as part of our records.
We will never publish a photograph of your property without asking you first. If we would like to use images as an example of our work, we will ask separately, and you can say no or change your mind later. See our Privacy Policy.
B7. Recording devices
If you have a doorbell camera, CCTV or other recording equipment covering the work area, please tell us before we start. This is simply so we both know where we stand — it does not stop us doing the work.
B8. Asbestos and hazardous materials
We are not licensed to work with asbestos or other hazardous materials. If we encounter or suspect them — which is a real possibility in properties built before 2000 — we will stop work immediately and tell you. Specialist assessment and removal is arranged by you. Reasonable costs for the visit up to that point remain payable.
B9. Materials and waste
Where we supply materials, the cost is set out in the quotation. Materials you supply yourself are your responsibility, and we cannot guarantee work carried out with them.
Waste from the job — old flooring, packaging, garden waste — is removed by us where the quotation says so. Please tell us before we start if there is anything in the work area you want kept. Once removed, items cannot be retrieved.
B10. Parking and access costs
Where a job needs paid parking or a visitor permit, please let us know in advance. Reasonable parking costs are passed on at cost and shown separately on the invoice.
B11. Payment
Payment is due on completion unless we have agreed otherwise in writing. For larger jobs we may ask for a deposit towards materials, which will be stated in the quotation. [CONFIRM YOUR PAYMENT TERMS — deposit percentage, accepted payment methods, and any late-payment terms.]
B12. Our workmanship guarantee
We guarantee our workmanship for 12 months from completion. If something we did fails in that time, tell us and we will put it right at no cost.
The guarantee does not cover fair wear and tear, damage caused by others or by misuse, materials you supplied, work carried out against our written advice, pre-existing faults we told you about, or further deterioration where we recommended remedial work that was declined.
B13. Your statutory rights
Nothing in these terms affects your statutory rights. Under the Consumer Rights Act 2015 our work must be carried out with reasonable care and skill, within a reasonable time, and for a reasonable price where none was agreed. If it is not, you may be entitled to have the work put right or to a price reduction.
B14. Our liability
We do not exclude or limit our liability for death or personal injury caused by our negligence, for fraud, or for anything else that cannot lawfully be excluded.
Otherwise, our liability is limited to putting right defective work, and to reasonable reinstatement where we have negligently damaged your property. We carry public liability insurance of [ADD YOUR COVER LEVEL, e.g. £2 million] and a copy of the certificate is available on request.
B15. Complaints
If something is wrong, tell us as soon as you can — email info@mgpropertysolutions.co.uk or telephone us. We will acknowledge your complaint within 5 working days and give you a full response within 20 working days. If we need longer we will explain why and tell you when to expect an answer.
If we cannot resolve it between us, we will write to you confirming that our complaints procedure is exhausted and telling you about an alternative dispute resolution provider. You can also seek free consumer advice from Consumerline, the Northern Ireland Trading Standards consumer service, on 0300 123 6262 or at nidirect.gov.uk.
B16. Governing law
These terms are governed by the law of Northern Ireland, and the courts of Northern Ireland have jurisdiction. If you live elsewhere in the United Kingdom, you may also bring proceedings in your own local courts.
B17. Changes to these terms
We may update these terms. The version that applies to your job is the one in force when your quotation was issued. The date at the top shows the last revision.
