Turnarounds, Reactive Repairs and Planned Visits for Rental Property
Void periods cost more than the repairs do. Most turnaround work — flooring, flat pack, painting, garden tidy and the snagging list — can be done in a single visit window rather than three separate trades on three separate days. There is a full turnaround checklist for Northern Ireland landlords covering what to plan before the tenant leaves.
One thing worth flagging: since 1 December 2025 all private tenancies here require a five-yearly electrical safety check under the Electrical Safety Standards for Private Tenancies Regulations (NI) 2024, enforced by the district councils. That inspection needs a qualified electrician and is not something offered here — but the making-good afterwards, and the rest of the turnaround around it, is.
Individual services are covered on the flooring, painting, garden maintenance and flat pack assembly pages.
Rental Property Maintenance We Handle
Between-Tenancy Turnarounds
Flooring replaced where it is past repair, walls and woodwork repainted, flat pack furniture assembled for furnished lets, and the garden brought back to standard before viewings start.
Reactive Repairs
Tenant-reported jobs dealt with as they come in — doors, handles, seals, blinds, shelving and touch-up decorating. Photographs sent through on completion for your records.
Planned Property Maintenance
Repainting between tenancies keeps a property letting well and is the cheapest way to make a tired room look cared for. Regular garden visits and external checks before winter cost less than emergency call-outs and stop small problems becoming damp claims.
